It’s coming our way!

We have just attended the Mayfair Office agents Spring Conference where we review what is happening in the market place and discuss innovation in the world of agency.  Present were 29 delegates from Kent, East & West Sussex, Surrey and Hampshire representing a combined total of over 100 leading estate agency offices.

Every delegate reported that the market has come back!  For the last couple of years Central London has been simmering and in recent months both prices and rents have rocketed.  This means that there has been a wave of buyers from the capital, some of whom have taken a profit on their home, others who have been priced out of the market, or those who have simply let their home to take advantage of the high rents.

Paul Phelan of McCarthy Holden told us that “Fleet is roaring” and Tony Jamieson of Clark Gammon reported that “Guildford is flying”.  Good quality property in those areas is being snapped up.  In Woking, Tony Lynch has just marketed a property on an “Open House” basis which produced 73 viewers and 21 offers.  Contracts were exchanged in nine days.

The ripples are now reaching the shores of Eastbourne, and regular readers will have noticed that most agents are now adverting for new property which is a sure sign that the tide has turned.  A shortage brings higher prices and more seriously motivated buyers.
