Guidance for Prospective Tenants

Before accepting a prospective tenant/s we have to provide landlordswith evidence of their status and suitability through referencing.

Please be aware that some landlords will not accept smokers, allow pets or allow “sharers”. If they do, then you might be asked for an increased deposit. If we manage the property then we will make occasional inspections to check on the condition.

At the commencement of the tenancy an inventory and schedule of condition will be provided. Five working days are allowed for bringing any faults to our attention. If any white goods or equipment are provided then they must be tested by the tenant/s during this period.

Tenant Fees & Payments

Referencing fee per individual tenant: £75.00 inc VAT. This will include a credit search and checking affordability through contacting your employer & current or previous landlord. Should a guarantor be required there is no charge for the first guarantor, thereafter the fee is £75.00 inc VAT – this will include a credit search and checking affordability. These fees are non-refundable whatever the outcome.

Holding Deposit - £200.00 which is non–refundable and is added to the deposit when you move into the property.

Deposit – Usually equivalent to one month’s rent (plus holding deposit previously paid) this will be registered and held in the TDS (Tenancy Deposit Scheme) Custodial Scheme – Our membership number is G07742

Tenancy Administration Fee - £150.00 inc VAT per property. This is to cover the costs of administration time involved and providing all paperwork to complete your tenancy.

One month’s rent in advance

Check out fee - 1+2 bed flats £65.00; 2 bed house £70.00; 3 bed house £80.00. No VAT. This is paid to the independent inventory clerk from the deposit.

Please note we do not accept card payments and all funds must be cleared on or before move-in day.

Reid+Dean are members of the redress scheme provided by Ombudsman Service: Property

Client money protection is provided through tenants deposits being held in the Government approved custodial scheme administered by TDS (Tenancy Deposit Scheme).
